BOXABL Adds California Project Development Capability
BOXABL project development capabilities now include California general contracting for site work, installation, and larger development bids.

BOXABL has expanded its project development capabilities by engaging licensed general contracting capability in California. The move allows the company to bid directly on site work and full-scale developments for its manufactured buildings. It changes BOXABL’s role from overseeing third-party contractors to owning projects from factory delivery through final installation. The company said the model is intended to reduce coordination and costs for individual homeowners and larger buyers.
Direct Project Delivery
Previously, BOXABL manufactured Casita units while third-party contractors handled some or all permitting, site preparation, foundation work, and final installation. BOXABL has now hired its own California-licensed general contractor, allowing it to contract directly for that work rather than manage third parties on a customer’s behalf.
Galiano Tiramani, founder and co-CEO at BOXABL, said:
“This new capacity allows BOXABL to lead the effort for real estate development, and not limit ourselves to just being a manufacturer. BOXABL is looking to expand into the market of home building by being able to contract directly with service providers that already exist and still deliver the high-quality product that we have in the past, but at even lower costs.”
Options for Homeowners and Developers
Homeowners purchasing a single Casita can use a bundled path from permitting through final installation, with fewer parties to manage. Real estate developers, municipalities, and institutional buyers can contract directly with BOXABL for site evaluation, entitlement support, site work, installation, and the units themselves, or invite the company to bid through a competitive RFP process.
BOXABL expects to extend the capability to other states as demand warrants, either through additional licensed general contractors or new licenses for its existing contractor. The company said the model is intended to offer more predictable bundled pricing, improve quality control and warranty alignment, and support larger commercial, municipal, and multi-unit bids.
